What will happen if I don’t get an Energy Performance Certificate before I make the sale or purchase the property?

It is now law that an EPC must be provided before a property is marketed for sale failure to do so can mean fines for both the selling agent and the vendor.

What will the energy assessor report on?

The energy performance assessor will assess your home and take detailed record as part of the site inspection. The assessors attention will be focused on the elements directly responsible for the properties energy performance such as the general construction (Solid or Cavity wall) the roof and wall insulation, the heating system and the radiators as well as the glazing and lighting types.

How long does a survey take?

This varies with the general size of the property and the complexity of it; however as a rule of thumb a 3-Bed semi should take around 40 mins to an hour.

What do I need to do with the recommendations?

They are just that, recommendations, so it is up to the individual as to how they apply any recommendations. However these will save you money over a varying period of time and help reduce your property carbon footprint.

How much will an Energy Performance Certificate cost?

Do I have to give my tenant a copy of the EPC?

Yes in short, you must make available a copy of the report for viewing from the time of initial enquiry and the tenant must be provided with a copy should they decide to let the property from you or your agent.
